SITE VISIT
A site visit was conducted at 1266 Lake Morey Road at 6:45, all attending members were there.
CALL TO ORDER
David Fracht, Chair, called the meeting to order at 7:07 PM. A quorum was met.
PRESENT
Development Review Board members: David Fracht, Nancy Anderson, Bill Dunnack, and Peter Lange
Zoning Administrator: Chris Brimmer
Applicant: Dustin Hill
Attendees: Smith Reed and Beth Barretts, both declined to assert party status
REVIEW AND APPROVAL OF MINUTES
MOTION: Peter Lange moved and Bill Dunnack seconded the motion to approve the Minutes from 3-26-19 as written. The motion passed unanimously.
PUBLIC CONCERNS AND COMMENTS
All attendees present for public hearing 19-CU-01
ZONING ADMINISTRATOR’S REPORT
Application 19-SUB-02, materials to go out for a one lot subdivision next week, George and Hazel Pratt to subdivide a 3 area house site lot from larger parcel, hearing warned for 4/23/19.
Possible Violation, ZA is investigating the possible use of a shed as living space behind the feed store.
Future Hearing, ZA is expecting to warn a hearing for a lot line adjustment between the Gray property and the Fairlee Cemetery.
PUBLIC HEARING 19-CU-01 7:15 PM
Dustin Hill presenting for the property owners Daphne and Jamie McManus. Applicants are seeking to expand a non-conforming structure in the vertical plane which requires a conditional use approval from the DRB. Plan presented has the building going up another floor within the original foot print. Bylaw restrictions limit the overall height of the structure to 35 feet above any walkout grade. Site visit confirmed at even at full height the proposal will not affect abutters’ viewsheds. Bedroom count is to remain the same with no impact on existing septic.
MOTION: Peter Lange moved, and Bill Dunnack seconded the motion to approve application directly. The motion passed unanimously. NOD was provided by the ZA, reviewed and signed by all attending members.
